No habitable building or structure shall exceed two stories and a height of thirty-five feet. No nonhabitable building or structure shall exceed twenty-five feet.

Structures on lots adjoining lots that front on Bayer Drive shall not be sited and of a height so as to be within the viewshed horizon of existing homes on Bayer Drive as measured from a point measured twenty feet back from the rear property line, five feet six inches above existing grade, and a twenty-four-degree angle and a point six feet above the existing rear property line.
