Minimum side yards required in the R-1 districts shall be six feet, except where combined with any B district, and except where the side yard abuts a street. A side yard which abuts a street shall have a width which is no smaller than the lesser of the minimum required front yard or twenty percent of the site width, but in no case less than fourteen feet.
