Minimum side yard required in the R-4 districts shall be five feet except where the side yard abuts a street or any site in the R-1 or R-2 district. The minimum side yard abutting a street shall be twelve feet. For sites abutting any R-1 or R-2 district, the setback shall be increased an additional five feet for each story above two stories.
